The client made purchase of an undersized parcel of land, approximately 19,000 square feet in size, thinking that they could only build a small two- bedroom cottage. It was meant to serve as a seasonal retreat for the young couple. The house we succeeded in building, as of right without special permitting, is a three-bedroom home with various interior and exterior spaces for the couple and their growing family to enjoy. 

The property is located on Lieutenant Island which is accessible via a wooden bridge at low tide. The living/dining room, kitchen and two decks are located on the second floor to take advantage of the distant views of Loagy Bay. The master bedroom is also on the second floor along with an adjacent covered deck that is an exterior room designed to provide additional space for gatherings. Leading up from the living room is a loft where better views of the water can be enjoyed and the space utilized as another sleeping and play area for the children. The entry foyer, two bedrooms and a large screened porch are located on the ground floor.
